Administration

Not at all.  We ask that you schedule your tour from our website or call our office so we can dedicate a time for a personal tour for you and your family.

Leasing office is open 7 days a week.  Management are primarily present Monday to Saturday, from 9AM to 6PM.

Typical turnaround time is within 48 hours of application, depending on the completeness of the application.

Application fee of $55 per adult in the household, $400 deposit, $250 reservation fee, pet deposit/fee (if applicable), and first month pro-rated rent.

Pay rent on time to ensure a positive rental score for future reference.

You may pay your rent via online portal or with a check or money order.

Create a profile in the resident portal and link to check or savings account in order to avoid monthly service fees.

It all depends on additional ancillaries like pet rent, carport, etc.

Yes, or you may sign up with us.

No utilities are included with your rent. 

Utilities are set up through Zego, a third party company.

Xfinity or Century Link. Dish is not provided.

Residents are responsible for their guests;  Refer to lease agreement Section 19, Community Policies or Rules/Facilities for details.

Replacing a resident, subletting, assignment or granting a right or license to occupy is allowed only when we expressingly consent in writing.  Refer to lease agreement Section 30. Replacements and Subletting.

You'll be laible for a reletting charge of 50% of the rent not to exceed 100% of the highest monthly rent during the lease contract term.  Refer to lease contract section 11. Early Move-Out for details.

Gage on Sixth provides both community and apartments amenities to include: off-street parking, fitness center, covered parking, package rec'd, public transportation, On-site maintenance, On-site management, Resort style swimming pool, work-from home suite, Complementary high speed wi-fi & Game room.  Apartment amenities to include: patio/balcony, microwave, window coverings, washer/dryer, cable ready, quartz countertops, Tile backsplash, stainless steel/energy efficient appliances, wood-look plank flooring, carpeted bedrooms, USB charging ports, Instant-On Fiber Internet Ready, *Kitchen island *Pantry storage * Added Linen Storage *Walk-in Closets *Decks Juliet Balconies(*In selected homes only*). Yes, covered, open and EV.  One household may reserve one covered spot @ $75 per month or one EV spot for $75 per month.  Handicap and open spaces are first come first served.

The washer and dryer hook-ups will be in the closet adjacent to the hallway/kitchen area.

Yes, limited to cats and dogs only, each household may have up to 2 pets.

Yes, located on the south corner of 8th street between Orchard and Shirley.

All units come equip with energy efficient washer/dryer, flat-top stove, and microwave for all non ADA units. Please visit the Amenities Page.

We currently offer 6-12 months leases due to city statute.

Packages are held in the package locker located in the mailroom across from the leasing office by the main entrance.

The current hours of the fitness center will be between 8am-6pm.  It will change once property security systems are in place.

Exercise equipment will include a treadmill, elliptical, bike, rowing machine, universal gym, an Echelon Mirror, and free weights.

We adhere to Pierce County daily quiet hours of 10PM to 7AM. A deposit is required to reserve the communal space for a personal event. Please contact management for details.

 You are welcome to schedule a tour in advance to ensure availability. However, walk-ins are welcome during regular business hours, between 9AM-6PM.

Maintenance

Yes, a Maintenance Supervisor & Tech

You may put in a service request by logging into your personal resident portal or call the leasing office and speak with one of our leasing team.

No, you do not need to be present.  Please be reminded that maintenance will not be addressed in instances where only minors are present in the unit.  

Maintenance is addressed in order of date/time and severity.  All maintenance requests will be responded to within 48 hours.

We do not provide lock out service after-hours. Resident must engage a locksmith and it will be an out-of-pocket expense to the resident.

You may decorate, but may not physically alter the existing structure without prior approval from management.

Location

Pierce Transit Route #1 takes you from the TCC Transit Center, through 6th Ave and Pacific Ave straight through Roy Y Park and Ride.

6th Ave. is robust with local shopping centers.  From Tacoma Boys Grocery store across the street, Winco's & Safeway.

We are in the Tacoma School District #10

Gage on Sixth offers a Park Park/Dog Wash on the Southwest corner of the community.  Minniti Field, China Lake Park & Tacoma Nature Center are some other options to take your 4-legged friend for a stroll.

Gage On Sixth has direct access to the Scott Pierson Trailhead that leads directly across the Gig Harbor bridge or as far south as South Tacoma Way trailhead.

By order of closest proximity, Cutters Point Coffee is across from buildings D,K, R & S, two blocks west on 6th Ave are Cafe Elite, Big Foot Java, Starbucks, and Pao Donuts & Coffee. Two blocks east on 6th Ave aer Valhalla Coffee, Mocambo Coffee & Chai, Rhapsody Bloom & Cafe Latter, and Sippin' Out Coffee.  

South bound: take I5 south, take Hwy 16 down, take exit 3 and continues to 6th ave following to So. Shirley.  North bound: take I5 north, take Hwy 16 up to exit 3 and continues to 6th ave, following to So. Shirley.  Gage will be on your right hand side, following Tacoma Boys Grocery store. Gage On Sixth apartment community is located between So. Orchard & So. Shirley, between So. 8th and So. 6th Ave.  Our property is between Tacoma Boys grocery and Sonic Drive-In.
